1. Gather Relevant Paperwork

Grab your most recent property tax bill. Do you have any fees associated with a homeowners’ association or condo convents and fees? If you have any paperwork that shows the cost of living in your home that will be the same for everyone who lives in your home, then grab that. Note that this does not include things like utility costs as they will vary from one resident to another.

2. A Brag Sheet

If you have made significant home improvements or upgrades, you should have a “brag sheet” that outlines all of those improvements and upgrades. It should include not just the upgrade but the date it was completed, the cost, and, if a permit was necessary, evidence that you had the appropriate permits to get the job done.

3. Make Sure All Areas of the Home Can Be Accessed

Remember that the appraiser is going to look at every inch of your home. Do you have a crawl space? Make sure that it is accessible. Do you have an attic? Make sure it is accessible. If necessary, get the ladders and other tools that will be necessary to give them access to all the areas they need to review.

4. Fix Minor Issues

An appraiser is not going to take into consideration the color of your walls or your style of décor. However, they are going to take into consideration the condition of your home. Make sure that you fix any minor issues like squeaky hinges that draw attention to an older door or chipped paint that makes your home look like it is in worse condition than it is. You do not need to replace all the carpet or tile in the home, but if one tile is missing and you have extra tiles – it will not hurt to replace it.
